Thinking Of Buying

ARE YOU READY TO BUY

PREAPPROVAL:  Contact a mortgage broker
1) Be ready to act. Don’t get caught in a situation where you finally find the house of your dreams and you need to check with your lender, hot listings still sell quickly.
2)      Determine what the monthly payment is comfortable for you. If you are renting and want to maintain a similar lifestyle use your rent payment to determine what you want for a mortgage payment. Don’t forget to include property taxes in your calculations.

FINDING AN AGENT:
1) Start by asking friends and family for a recommendation of an agent. (over 80% of our clients are referrals) Speak with agents on the phone and find someone you are comfortable with who works with buyers, then try meeting for a coffee to make sure this relationship is going to work for YOU. If they don’t have the time then don’t waste yours
2) Don’t forget agents see the listings on the MLS before the public so get a jump on other buyers plus we do many transactions that never hit the market.

KNOW ALL THE COST TO CLOSE: No closing day surprises
Deed Transfer Tax, Legal Fee, Title Insurance, Tax adjustments, Inspection Fee, Appraisals, any closing adjustment.

FINANCIAL MISTEPS:
Take care to not be late on any payments or increase your debt as you get close to your home purchase. The hangover of the debt crisis has caused financial institutions to be more stringent in their lending criteria. Last year we had someone switch jobs the week of closing and the lender backed out on a lending commitment!!

OK START LOOKING

THINK LIFESTYLE & LOCATION:
No point finding the perfect affordable home in an area you don’t want to live. Do you walk to work now and don’t want that to change? Want room for dogs? Want good schools? Need a bus route? Do up a wish list or must haves.

VIEW PROPERTY:
You have to kiss the odd frog to find prince. You need to commit time to looking and find an agent who is willing to invest that time. If your agent tells you to view properties by calling the listing agent and they will come with you when you find something you like- run in the direction of someone who is willing to work with you and for you.

MAKE THE MOVE: Don’t wait, get out and find yourself a house and start enjoying home ownership. Waiting could be costing you money.
