The Numbers Tell the Story
To start with the obvious: 63% of single-family sales so far in calendar year 2025 have been priced between $400,000 and $700,000. No surprise there—that’s our market: middle of the road, stable, and showing steady, reasonable appreciation.

Our Take:
- Sellers' Market Still Holds: From 2014 to 2020, the average days on market was 81. Today? Just 16. Demand remains strong.
- Rising Price Ranges Suggest Continued Growth: Increased activity between $700K–$900K suggests prices will likely continue to increase from our current average of approximately $600K, as more buyers shift into higher brackets.
- Presentation & Pricing Still Matter: Yes, homes are selling. But if you want to maximize your price and sell faster than average, how you list matters: staging, professional photography, floor plans—and most importantly—pricing it right from day one.
- For Buyers - Start Now: If you're thinking of waiting, don’t. If you're not quite ready, give us a call—we’ll help build a plan to get you moving in the right direction.
